Praktis CB as Consultant in LenStroyTrest Project

In September, Praktis Consulting completed generation of recommendations for the development of the shopping function under the integrated residential development project by LenStroyTrest in Yanino Settlement.

Praktis Consulting’s mission was to assess the reasonable size of integral and attached premises and to recommend their arrangement within the residential community. Also, the space formats and selling prices most suitable for the given project were estimated.

The 41.9 hectares in Yanino will accommodate a large residential community for a total floor space of over 350,000 sq. m, with about 9,000 people living there. The architectural concept supposes erecting houses of different height, from five to 14 storeys, as well as kindergartens, schools, and an outpatient clinic. Special emphasis is on providing a developed sports-and-fitness infrastructure, to meet today’s requirements for comfortable dwelling. The start of construction work under this project is scheduled for 2012.

The target audience for the commercial floor space will consist of the community’s residents, and to a lesser extent, of residents of the existing blocks in Yanino, therefore the built-in premises are not large, up to 5,000 sq. m. The recommendations for apportioning of the spaces were given with regard to the recommended functional purpose of the spaces and specific requirements by potential operators.

In the opinion of T. A. Yablokova, head of the consulting division of Praktis CB, such integral and attached premises will cover the future residents’ needs for shopping and service infrastructure, which will enhance the overall attractiveness of housing in this residential community. Besides, built-in premises in residential houses located in new residential neighborhoods are extremely demanded by retailers.
